What were the best selling Gainesville neighborhoods in 2022? Here’s a look at the top 10 selling subdivisions in Gainesville FL and surrounding communities in 2022 for single family homes based on number of homes sold. 

This information is based on a January 18, 2023 review of Stellar MLS statistics for single family home sales in subdivisions throughout Gainesville FL and Alachua County for the period of January 1 through December 31, 2022.

Haile Plantation – Gainesville

Haile Plantation was Gainesville’s best selling neighborhood in 2022. This New Urbanism community of 2,600 homes is less than 9 miles from UF Health Shands Hospital and the University of Florida. Haile Village, its quaint downtown area, boasts a mixture of residences, restaurants, shops, and other businesses. The village hosts a weekly Farmers Market every Saturday morning rain or shine. Miles of walking and biking trails criss cross throughout the community, connecting the dozens of Haile Plantation neighborhoods. This SW Gainesville community is zoned for Chiles and Wiles Elementary Schools, Kanapaha Middle School, and Buchholz High School.

Oakmont – Gainesville

Oakmont is a newer planned community in SW Gainesville. Featuring a clubhouse, gym, beach entry pool, playground, and tennis and basketball courts, this pool neighborhood is slated to have 999 homes at build-out. Located 10 miles from UF Health Shands and the University of Florida, Oakmont is zoned for Chiles Elementary School, Kanapaha Middle School, and Buchholz High School.

Arbor Greens – Newberry

Arbor Greens is located adjacent to Town of Tioga and Jockey Club in Newberry Florida. This pool community features homes built by some of Gainesville’s top builders including Barry Bullard and Tommy Waters. The Arbor Greens neighborhood continues to grow, with D. R. Horton offering a variety of new construction homes for sale. Zoned for Hidden Oak Elementary School, Ft. Clarke Middle School, and Buchholz High School, Arbor Greens is 11 miles from UF Health Shands Hospital and the University of Florida.

Oak Ridge at High Springs

Oak Ridge at High Springs is just a short distance from downtown High Springs and is within easy driving distance of the Santa Fe River and several of the area’s natural springs. Located 21 miles from UF Health Shands Hospital and the University of Florida, this neighborhood offers new construction homes by D. R. Horton. The neighborhood is zoned for Irby Elementary School, Mebane Middle School, and Santa Fe High School.

Avalon Woods – Newberry

Avalon Woods in Newberry is a brand new community established in 2022. The neighborhood offers new home construction by D. R. Horton and Maronda Homes. Avalon Woods is zoned for Newberry Elementary School, Oak View Middle School, and Newberry High School. Located adjacent to the Easton Newberry Archery Center, Avalon Woods is approximately 20 miles to UF Health Shands Hospital and the University of Florida.

Grand Oaks – Gainesville

Grand Oaks is one of Gainesville’s newest neighborhoods. Established in 2019, the community offers new construction homes by the Weseman family, a long-time builder in the Gainesville area. The neighborhood is zoned for Chiles Elementary School, Fort Clarke Middle School, and Buchholz High School. Located adjacent to Oak Hall School, Grand Oaks is approximately 5.5 miles from UF Health Shands Hospital and the University of Florida. 

Town of Tioga – Newberry

This popular pool community in Newberry is anchored by Tioga Town Center. Neighbors living in Town of Tioga enjoy having Patticakes, Gainesville Health and Fitness, Blue Highway Pizza, and other shops and restaurants within easy walking distance. In addition to its community pool, Town of Tioga has many other amenities including a walking path (“The Esplanade”), tennis and basketball courts, a beach volleyball court, and a community garden. Town of Tioga is zoned for Meadowbrook Elementary School, Kanapaha Middle School, and Buchholz High School.

Savannah Station – Alachua

Established in 2006, Savannah Station is located close to downtown Alachua and is approximately 20 miles from UF Health Shands Hospital and the University of Florida. Neighborhood amenities include a playground, sidewalks, and green space. Savannah Station is zoned for Irby Elementary School, Mebane Middle School, and Santa Fe High School. 

Lugano – Gainesville

Lugano is a newer neighborhood in SW Gainesville less than 8 miles to UF Health Shands Hospital and the University of Florida. Close to Haile Plantation, Lugano is built by longtime local builder Emmer Development Neighborhood features currently being built include a community pool, tennis courts, clubhouse, and more. Front yard maintenance is included in the HOA fees. Lugano is zoned for Wiles Elementary School, Kanapaha Middle School, and Buchholz High School.

Turkey Creek – Alachua

The gated neighborhood of Turkey Creek centers around its golf course. Named after the creek that runs through the neighborhood, Turkey Creek has a community pool, clubhouse, and restaurant. There is a mandatory HOA. This neighborhood is located 12 miles from UF Health Shands Hospital and the University of Florida. Turkey Creek is zoned for Irby Elementary School, Mebane Middle School, and Santa Fe High School.
