What are Gainesville FL’s best selling neighborhoods in 2023? Here’s a look at Alachua County’s top 10 selling subdivisions so far this year based on number of homes sold.
This information is based on an April 19, 2023 review of Stellar MLS statistics for single family home sales in Alachua County subdivisions for the period of January 1 through March 31, 2023.
Oakmont – Gainesville
Oakmont is a planned community in SW Gainesville established in 2014. Featuring a clubhouse, gym, beach entry pool, playground, and tennis and basketball courts, this pool neighborhood is slated to have 999 homes at build-out. Located 10 miles from UF Health Shands and the University of Florida, Oakmont is zoned for Chiles Elementary School, Kanapaha Middle School, and Buchholz High School.

Haile Plantation – Gainesville
Haile Plantation was Gainesville’s best selling neighborhood in 2022. This New Urbanism community of 2,600 homes is less than 9 miles from UF Health Shands Hospital and the University of Florida. Haile Village, its quaint downtown area, boasts a mixture of residences, restaurants, shops, and other businesses. The village hosts a weekly Farmers Market every Saturday morning rain or shine. Miles of walking and biking trails criss cross throughout the community, connecting the dozens of Haile Plantation neighborhoods. This SW Gainesville community is zoned for Chiles and Wiles Elementary Schools, Kanapaha Middle School, and Buchholz High School.
Briarwood – Alachua
Established in 2022, the new home community of Briarwood offers new construction homes by D. R. Horton. Nearby shops and restaurants include Publix, Lowe’s, Cilantro Tacos, and more. Kayakers will appreciate the fact that Santa Fe River, Ginnie Springs, and Blue Springs State Park are all just a short drive away. Zoned for Alachua Elementary School, Mebane Middle School, and Santa Fe High School, Briarwood is approximately 35 minutes from University of Florida and UF Health Shands Hospital.
Avalon Woods – Newberry
Avalon Woods is a brand new community located in Newberry. One of Gainesville’s best selling neighborhoods in 2022, this subdivision offers new home construction by D. R. Horton and Maronda Homes. This neighborhood is zoned for Newberry Elementary School, Oak View Middle School, and Newberry High School. Located adjacent to the Easton Newberry Archery Center, Avalon Woods is approximately 20 miles to UF Health Shands Hospital and the University of Florida.
Arbor Greens – Newberry
Arbor Greens is located adjacent to Town of Tioga and Jockey Club in Newberry Florida. Town of Tioga – Newberry
One of Gainesville’s top selling neighborhoods in 2022, Town of Tioga is a popular pool community in Newberry. The subdivision is anchored by Tioga Town Center. Neighbors living in Town of Tioga enjoy having Patticakes, Gainesville Health and Fitness, Blue Highway Pizza, and other shops and restaurants within easy walking distance. Fairway Pointe at West End – Newberry
Established in 2020, the new construction neighborhood of Fairway Pointe at West End features homes by Kara Bolton. Located 8 miles from UF Health Shands Hospital and the University of Florida, this Newberry neighborhood is zoned for Meadowbrook Elementary School, Fort Clarke Middle School, and Buchholz High School.
Highland Court Manor – Gainesville
