Haile Plantation – The award-winning New Urbanism community of Haile Plantation in Southwest Gainesville features miles of walking and biking trails, an equestrian center, and a quaint downtown village that hosts a weekly Farmers Market every Saturday. The neighborhood is zoned for Chiles and Wiles Elementary Schools, Kanapaha Middle School, and Buchholz High School.

Oakmont – Gainesville’s newest planned community in Southwest Gainesville features a clubhouse, gym, beach entry pool, playground, and tennis and basketball courts. Oakmont is slated to have 999 homes at build-out and is zoned for Chiles Elementary School, Kanapaha Middle School, and Buchholz High School.  A new elementary school is in the works.

LongLeaf – Six miles from UF Health Shands Hospital and the University of Florida, the Southwest Gainesville pool community of LongLeaf offers a host of amenities for residents including beach entry pool, clubhouse, tennis and basketball courts, and playground. LongLeaf is zoned for Wiles Elementary School, Kanapaha Middle School, and Gainesville High School.

Newberry Oaks – A no HOA neighborhood, Newberry Oaks has many newer homes and is tucked behind Florida’s Equestrian Showcase in Newberry.  Newberry Oaks is zoned for Newberry Elementary School, Oak View Middle School, and Newberry High School.

Town of Tioga – This popular planned community in Newberry is anchored by Tioga Town Center. In addition to having Starbucks, Gainesville Health and Fitness, and Blue Highway Pizza in easy walking distance, the neighborhood of Town of Tioga has many amenities including a community pool, walking path (“The Esplanade”), tennis and basketball courts, a beach volleyball court, and a community garden. Town of Tioga is zoned for Meadowbrook Elementary School, Kanapaha Middle School, and Buchholz High School.

Weschester – The Northwest Gainesville neighborhood of Weschester is right up the road from Devil’s Millhopper and San Felasco Hammock Preserve State Park. Featuring homes by Robinshore and New Atlantic Builders, Weschester has a community pool and is zoned for Talbot Elementary School, Mebane Middle School, and Santa Fe High School.

Carol Estates – Carol Estates is a neighborhood of older homes in Northeast Gainesville just a stone’s throw away from Gainesville’s historic Duckpond neighborhood. Five miles from UF Health Shands Hospital and the University of Florida, Carol Estates has no HOA and is zoned for Metcalfe Elementary School, Howard Bishop Middle School, and Eastside High School.

Turkey Creek – Located 12 miles from UF Health Shands Hospital and the University of Florida, Alachua’s gated neighborhood of Turkey Creek centers around its golf course. The golf course is currently closed but residents are hopeful it will open again soon. Turkey Creek also has a community pool, clubhouse, and restaurant.  The neighborhood is zoned for Irby Elementary School, Mebane Middle School, and Santa Fe High School.

Springtree – Six miles from UF Health Shands Hospital and University of Florida, the NW Gainesville neighborhood of Springtree features homes built in the 1970’s and 1980’s. Springtree is zoned for Norton Elementary School, Westwood Middle School, and Gainesville High School.

Arbor Greens – Arbor Greens is located adjacent to Town of Tioga and Jockey Club and features newer homes built by some of the area’s top builders in Gainesville including Robinshore, Barry Bullard, and Tommy Waters. Zoned for Hidden Oak Elementary School, Ft. Clarke Middle School, and Buchholz High School, Arbor Greens is 11 miles from UF Health Shands Hospital and the University of Florida.
