Best selling Gainesville neighborhoods in 2023
What were Gainesville FL’s best selling neighborhoods in 2023? Here’s a look at the top 11 selling subdivisions based on the number of single family homes sold throughout Gainesville FL and its surrounding communities in Alachua County from January 1, 2023-December 31, 2023. Normally I post the top 10 neighborhoods but since there was a tie in 2023, there are 11 neighborhoods listed here. These statistics were gathered from the Stellar MLS on March 5, 2024.
Home prices can vary widely within each subdivision based on size, age, amenities, condition, time of year sold, and more. A look at price ranges within each subdivision based on home sales through 2023 is also included here.
#1 Haile Plantation – Gainesville (High-$100,000’s – more than $1 million dollars)
In addition to being Gainesville’s best selling neighborhood in 2023, Haile Plantation was also Gainesville’s best selling subdivision in 2022. Offering everything from 1 bedroom condos to luxury custom homes, this New Urbanism community regularly makes the top 10 list most likely due to its amenities, small town feel, and convenience to all things Gainesville. Comprised of approximately 2,600 homes, this SW Gainesville neighborhood is less than 9 miles from UF Health Shands Hospital and the University of Florida. Haile Village, its quaint downtown area, boasts a mixture of residences, restaurants, shops, and other businesses. The village hosts a weekly Farmers Market every Saturday morning rain or shine. Miles of walking and biking trails criss cross throughout the community, connecting the dozens of Haile Plantation neighborhoods.
#2 Oakmont – Gainesville (mid-$300,000’s – more than $2 million dollars)
Also a regular on the top 10 list, Oakmont is a planned community in SW Gainesville established in 2014. Featuring a clubhouse, gym, beach entry pool, playground, and tennis and basketball courts, this pool neighborhood is slated to have 999 homes at build-out. Offering new homes in a wide variety of price points, Oakmont’s builders include ICI Homes, Arthur Rutenberg, Barry Bullard, and Tommy Waters. This resort style community is located 10 miles from UF Health Shands Hospital and the University of Florida.
#3 Grand Oaks – Gainesville (High-$300,000’s – High-$400,000’s)
The quickly growing Grand Oaks subdivision established in 2019 was one of Gainesville’s best selling neighborhoods in 2022. Grand Oaks offers new construction homes by the Weseman family, a long-time builder in the Gainesville area. Located adjacent to Oak Hall School, this Gainesville subdivision is approximately 5.5 miles from UF Health Shands Hospital and the University of Florida.
#4 Avalon Woods – Newberry (High-$200,000’s – High-$400,000’s)
One of Gainesville’s best selling neighborhoods in 2022, the new home community of Avalon Woods offers new construction by D. R. Horton and Maronda Homes. Located adjacent to the Easton Newberry Archery Center, Avalon Woods is approximately 20 miles to UF Health Shands Hospital and the University of Florida.
#5 Arbor Greens – Newberry (High-$300,000’s – Mid-$900,000’s)
Arbor Greens is located adjacent to Town of Tioga and Jockey Club in Newberry Florida. One of Gainesville’s best selling neighborhoods in 2022, this pool community features homes built by some of Gainesville’s top builders including Barry Bullard and Tommy Waters. The Arbor Greens neighborhood continues to grow, with D. R. Horton offering a variety of new construction homes for sale. Arbor Greens is approximately 11 miles from UF Health Shands Hospital and the University of Florida.
#6 Town of Tioga – Newberry (High-$300,000’s – More than $1 Million Dollars)
Another regular on the top 10 list, the pool community of Town of Tioga was one of Gainesville’s top selling neighborhoods in 2022. The subdivision is anchored by Tioga Town Center. Neighbors living in Town of Tioga enjoy having Patticakes, Gainesville Health and Fitness, Blue Highway Pizza, and other shops and restaurants within easy walking distance. In addition to its community pool, Town of Tioga has many other amenities including a walking path (“The Esplanade”), tennis and basketball courts, a beach volleyball court, and a community garden.
#7 Oaks Preserve – Gainesville (High-$300,000’s – Mid-$400,000’s)
Established in 2023, the community of Oaks Preserve features new construction homes by D. R. Horton. The neighborhood is approximately 4 miles from UF Health Shands Hospital and the University of Florida. There is a mandatory HOA. Located in SW Gainesville along Archer Road, Oaks Preserve is within easy driving distance of I-75, Celebration Pointe, and Butler Plaza.
#8 Briarwood – Alachua (High-$200,000’s – Mid-$400,000’s)
Established in 2022, the new home community of Briarwood offers new construction homes by D. R. Horton. Nearby shops and restaurants include Publix, Lowe’s, Cilantro Tacos, and more. Kayakers will appreciate the fact that Santa Fe River, Ginnie Springs, and Blue Springs State Park are all just a short drive away. Briarwood is approximately 35 minutes from University of Florida and UF Health Shands Hospital.
#9 LongLeaf – Gainesville (Low-$300,000’s – Mid-$500,000’s) (3 way tie)
Featuring energy efficient homes built by Robinshore and Tommy Williams Homes, LongLeaf offers country club style amenities to its residents including a beach entry pool, a clubhouse that residents can rent out for events, a fitness center, and more. Front lawn maintenance is included in HOA fees. Often appearing on Gainesville’s best selling neighborhoods list, LongLeaf is popular because of its amenities, newer homes, and short distance (approximately 7 miles) to UF Health Shands Hospital and the University of Florida.
#9 Savannah Station – Alachua (Mid-$200,000’s – High-$300,000’s) (3 Way Tie)
Established in 2003, this neighborhood of a couple hundred homes is still growing. New construction is currently being offered by several builders in this Alachua neighborhood. There is a mandatory HOA. Minutes away to downtown Alachua, Savannah Station is approximately 20 miles from UF Health Shands Hospital and the University of Florida.
#9 Turkey Creek – Alachua (Low-$200,000’s – Mid-$700,000’s) (3 Way Tie)
Named for the creek that runs through the community, Turkey Creek is a gated neighborhood in Alachua. Many homes within the neighborhood overlook the fairways of the Turkey Creek Golf Club, one of only 2 public golf courses in Alachua County. Amenities include a clubhouse, pool, tennis courts, and playground. Golf membership is separate. Known for its abundant wildlife and tranquil setting, Turkey Creek is approximately 12 miles from UF Health Shands Hospital and the University of Florida.
