Gainesville and Alachua County short sales and foreclosures made up 30.58% of all homes sold in 2012, nearly half a percent decrease from 2011, when short sales and foreclosures comprised 31.02% of all homes sold in Gainesville and Alachua County, according to an analysis of data gathered from the Gainesville MLS on January 24, 2013.
Both condos and detached single-family homes sold in Gainesville and Alachua County are included in these totals.
Distressed properties in Gainesville (that is, short sales and foreclosures) did not hit the real estate radar until 2008 when they made up 2.15% of total condos and detached single-family homes sold.
In 2009 that number jumped to 6.9%, and then more than doubled in 2010, when short sales and foreclosures made up 14.6% of all homes sold in Gainesville and Alachua County.
That number more than doubled again in 2011 when short sales and foreclosures comprised 31.02% of total home sales in Gainesville and Alachua County.
Hopefully the .44% decrease in the amount of short sales and foreclosures sold in 2012 means that Gainesville hit its zenith in distressed properties in 2011.
