Coleen is very well informed about the real estate market as well as the unique differences and attributes of each residential community within the Gainesville area. She is very thorough and self motivated for the client she represents whether she represents the buyer or seller.
We had previously listed our home with another well established Realtor who only brought two clients to see our property. Coleen, who was not our agent at the time, brought us two clients who presented contracts. Although the contracts were not accepted for various reasons, the offers were not ridiculous and she represented her clients in an outstanding way.
Impressed by her ability and qualifications, we invited her to make a presentation when the other listing expired. Coleen made an impressive power point presentation accompanied by copies of each of the documents. After listing with Coleen, on her own she posted a visual tour of the neighborhood and did a market analysis of the homes for sale in our price range, the number of sales and the listing profiles of other comparable listings.
Since listing with Coleen two and one-half months ago, the number of buyers has increased with prompt feed back following each viewing. Coleen also services the listing by preparing the home for the “showing” rather than leaving the key in the lock box and leaving the rest up to another Realtor if she is not the agent showing the home.
Finally, Coleen’s husband is a faculty member at the University of Florida and as a result she is very familiar and knowledgeable about the University community as well as the public and private school system. Coleen also gives ten percent of her Realtor’s commission to a foundation dedicated to build a childen’s hospital within the University of Florida Health Center complex.
