What are Gainesville FL’s best selling neighborhoods in 2023? Here’s a look at the top 10 selling subdivisions based on the number of single family homes sold throughout Gainesville FL and its surrounding communities in Alachua County from January 1, 2023-September 30, 2023. These statistics were gathered from the Stellar MLS on October 26, 2023.

Home prices can vary widely within each subdivision based on size, age, amenities, condition, time of year sold, and more. A look at price ranges within each subdivision based on home sales through the third quarter of 2023 is also included here.

#1 Haile Plantation – Gainesville (mid-$200,000’s – more than $1 million dollars)

Haile Plantation – In addition to being Gainesville’s best selling neighborhood so far this year, Haile Plantation was also Gainesville’s best selling subdivision in 2022. This New Urbanism community regularly makes the top 10 list most likely due to its amenities, small town feel, and convenience to all things Gainesville. Comprised of approximately 2,600 homes, this SW Gainesville neighborhood is less than 9 miles from UF Health Shands Hospital and the University of Florida. Haile Village, its quaint downtown area, boasts a mixture of residences, restaurants, shops, and other businesses. The village hosts a weekly Farmers Market every Saturday morning rain or shine. Miles of walking and biking trails criss cross throughout the community, connecting the dozens of Haile Plantation neighborhoods. Public school zoning: Chiles and Wiles Elementary Schools, Kanapaha Middle School, and Buchholz High School.

#2 Oakmont – Gainesville (mid-$300,000’s – more than $2 million dollars)

Also a regular on the top 10 list, Oakmont is a planned community in SW Gainesville established in 2014. Featuring a clubhouse, gym, beach entry pool, playground, and tennis and basketball courts, this pool neighborhood is slated to have 999 homes at build-out. Offering new homes in a wide variety of price points, Oakmont’s builders include ICI Homes, Arthur Rutenberg, Barry Bullard, and Tommy Waters. #3 Briarwood – Alachua (mid-$200,000’s – Mid-$400,000’s)

Established in 2022, the new home community of Briarwood offers new construction homes by D. R. Horton. Nearby shops and restaurants include Publix, Lowe’s, Cilantro Tacos, and more. Kayakers will appreciate the fact that Santa Fe River, Ginnie Springs, and Blue Springs State Park are all just a short drive away. This neighborhood is zoned for Newberry Elementary School, Oak View Middle School, and Newberry High School. #6 Town of Tioga – Newberry (High-$300,000’s – More than $1 Million Dollars)

Another regular on the top 10 list, the pool community of Town of Tioga was one of Gainesville’s top selling neighborhoods in 2022. The subdivision is anchored by Tioga Town Center. Neighbors living in Town of Tioga enjoy having Patticakes, Gainesville Health and Fitness, Blue Highway Pizza, and other shops and restaurants within easy walking distance. In addition to its community pool, Town of Tioga has many other amenities including a walking path (“The Esplanade”), tennis and basketball courts, a beach volleyball court, and a community garden. Town of Tioga is zoned for Meadowbrook Elementary School, Kanapaha Middle School, and Buchholz High School.

#7 Arbor Greens – Newberry (High-$300,000’s – High-$900,000’s)

Arbor Greens is located adjacent to Town of Tioga and Jockey Club in Newberry Florida. One of Gainesville’s best selling neighborhoods in 2022, this pool community features homes built by some of Gainesville’s top builders including Barry Bullard and Tommy Waters. Named for the creek that runs through the community, Turkey Creek is a gated neighborhood in Alachua.
